  6. What about etf s&p 500? Because I didn’t start saving until 48, I invested in rental properties. I bought 3 properties in one year. I feel like for me, I was spreading the risk between myself and the bank. I got the upside, the bank got their money every month on time from rents. In 5 years, I was able to sell the largest property for double what I paid for it. I was working my shifts at the local hospital, collecting rents, improving the properties. I reinvested via a 1031 exchange into a DST ( which I wouldn’t do again because of the large amount of fees), but it did pay me a dividend to live on for 5 years until it matured. Getting ready to do another 1031 exchange into a 10 unit property. Thanks for the info.

    I was surprised to hear you talk about expense ratio, which I discussed with my bank manager niece who wasn’t aware of what her expense ratios were. I pointed it out to her. Don’t know what she did about it.
